CBA ConsultingThis page briefly describes the services that we offer in addition to our engineering and design services.

Maintenance Audits: CBA Consultants will evaluate your existing elevator equipment and compile results for performance levels and general maintenance. All deficiencies are noted and a review of your existing contract is performed to determine if the deficiencies listed are covered by your maintenance agreement. If available, all maintenance records will be reviewed to determine if there are repeated call-backs and if caused by the lack of preventative maintenance. A "punch list" is created for the owners use in getting the elevator contractor to correct the deficiencies. Once the owner has been notified by the elevator contractor that the punch list items have been addressed, CBA Consultants will conduct a follow-up survey to confirm the completion of work.

Modernization Specifications: Many factors are involved when determining a scope of work for a modernization project. CBA Consultants provides the knowledge and technical expertise required to develop detailed plans and specifications appropriate for your building’s needs. Hotels, office buildings, residential buildings, parking facilities, schools, correctional facilities, institutional facilities, etc. all have specific requirements for vertical transportation. CBA Consultants’ strong background in the industry enables us to provide many options and strategies needed to determine the best systems to suit your needs. Detailed specifications allow for competitive bidding by elevator contractors.
CBA Consultants will first perform a detailed site survey of the existing equipment to determine which equipment is in satisfactory condition and can be retained and which equipment is beyond economical repair/upgrading. Based on our finding we will submit a report recording our findings. Recommendations for repair and upgrade options will be given along with a budget estimate for the work to be done.
Once a scope of work has been discussed and agreed upon, we will prepare contract documents consisting of technical specifications and any required sketches/drawings. The documents will include all municipal and ADA requirements. Upon receipt of bids we analyze the merits of each proposal, addressing contractor’s qualification, voluntary alternates and exceptions. Recommendations are made for which contractor to award the project to. We then review all of the contractor’s submittals consisting of shop drawings, samples, and construction schedules. Throughout the construction period CBA Consultants monitors the contractor’s compliance to Contract Documents and adherence to construction schedules. Contractor’s requests for payment are reviewed by CBA Consultants for accuracy prior to payment by the owner. Final acceptance procedures are performed to assure all equipment was properly installed and that the elevator is properly adjusted and operating in compliance with the contract documents.

Maintenance Specifications: Whether you have a new building or are just not satisfied with your present maintenance company’s performance, CBA Consultants can prepare maintenance specifications so that you can get competitive bids from elevator maintenance companies. With our specifications as a contract document, you no longer have to wonder about hidden exclusions or vague wording in an elevator company’s document, which can lead to additional expenses to the owner. Our documents are prepared specifically for your elevators so that your can rest assured that coverage status of all components is clearly stated. Prior to creating a maintenance specification, a detailed survey is performed, as described above in the "Modernization Specifications" section, to obtain all the necessary information.

CBA ConsultingEquipment Evaluations / Due Diligence Survey: CBA Consultants performs a survey of each elevator and creates a report detailing the type of system installed, equipment condition, performance, and remaining useful life of the components. This is helpful when determining costs associated with the acquisition of a new property or for budgeting and planning future upgrades or modernizations.
System information noted in our report includes the type of operation, manufacturer, date of installation, capacity, speed of elevators, floors served, date of latest tests and inspections and other pertinent information.
The elevator performance is reviewed and recorded to determine if the operation conforms to the original design criteria for that generation of equipment. We observe the operation of the dispatching system for grouped elevators to determine if elevators are being dispatched in an efficient manner.
The physical condition and operating condition of all major components is reviewed to determine the remaining useful life of the components. CBA Consultants reviews the elevator installation for compliance with all applicable codes and ADA requirements.
Recommendations for upgrades and repair work will be provided along with budget costs for the work recommended.


Proposal Review: Intentionally or not, many elevator companies issue proposals for work which is actually covered under the terms of the maintenance agreement between the owner and elevator contractor. These proposals are often accepted by the owner unknowingly, sometimes costing the owner thousands of dollars. At CBA Consultants, we not only compare the proposal to your maintenance contract to determine the validity of the proposal, but we also review the price to make sure it is fair and within industry standards. Over the course of a year, it is not unusual that the money we save our clients is many times more than the fees paid for our service.

Budget Estimates: Whether you’re planning for an upcoming modernization, preparing for elevator repairs or purchasing a property, CBA Consultants can help you by preparing a cost estimate for the necessary work. Our years of experience and knowledge of industry pricing, material costs and labor costs can help you budget your next project.

Damage Assessment: Floods, Fires and other accidents can cause damage to your elevator systems. CBA Consultants will assess the damage, make recommendations for repairs and provide budget estimates for the work. We can also help you determine if future problems may arise from water damage. This may be helpful when issuing insurance claims.

Project Management Services: Once your elevator project has started, it is important to monitor the progress of the installation or modernization to ensure that schedules are conformed to. CBA Consultants’ experience and knowledge of elevator installations will help to keep you informed of not only the progress of the elevator work, but also of any obstacles which could affect the progress of the elevator contractor’s work. We will help coordinate work by other trades up front, to help avoid delays in the completion of the elevator project. In addition, we make sure that the proper equipment installed, and that the equipment is installed and operating as specified by the contract documents. Upon completion of the project by the elevator contractor, CBA Consultants compiles a "punch-list" of all unfinished work which to be completed prior to signing off the project. All requests for payment by the elevator contractor are reviewed by CBA Consultants for accuracy and validity.
